How we picked them

We do not pick suburbs on a gut feeling or because they are in the news. Each location on the list had to stack up across the same 6 numbers. When several of these line up at once, growth tends to follow.

Months of stock

When inventory dries up, buyers compete and prices follow. We track how fast stock is shrinking in every market on the list.

Vacancy rate

Under 1 percent means landlords hold the cards and rents climb. Several locations on the list sit well below that.

Rental yield

Strong yield means the property helps pay for itself. Some of these markets out-yield the capital city next door.

Days on market

How fast homes sell shows real buyer urgency. In one location, homes are changing hands in about 15 days.

10 year growth headroom

Markets that have lagged the long-term average have the most room left to run. We look for catch-up potential, not yesterday's hot suburb.

Jobs and affordability

A strong local economy and prices people can still afford are what keep growth going. We screen for both.
